Roof repair
Roof repair in Chesapeake
A brown ring on the bedroom ceiling, drips in the attic after a nor'easter, or shingles on the lawn. Most roof leaks in Chesapeake are a $300–$1,500 repair at one specific spot — and a good roofer finds that spot from inside the attic before quoting, so you're not paying to guess.
Where Chesapeake roofs actually leak
Water almost never comes through the middle of a shingle field. It comes in at the places where something interrupts the shingles.
Pipe boots. The rubber collar around every plumbing vent cracks after 10–15 years of Virginia sun. The leak shows up as a stain near a bathroom or the kitchen. It is one of the most common leaks on any roof, and it costs $250–$450 with a new boot and the shingles around it.
Chimney flashing. Brick chimneys on 1970s–90s homes in Greenbrier and Great Bridge were often flashed with a single strip of aluminum caulked to the brick. Once that caulk fails, water runs behind it. For chimney flashing repair, Chesapeake roofers who do it right use step flashing woven into the shingles plus counter-flashing cut into the mortar joint, and it runs $600–$1,500 depending on chimney size.
Valleys. Two roof planes meeting at a valley carry more water than anywhere else on the roof, and on older roofs the shingles there are worn thin. A valley re-lay with ice-and-water membrane underneath is $500–$1,200.
Skylights. A skylight leak is usually the flashing kit, not the glass. For skylight leak repair, Chesapeake roofers usually start with a new flashing kit at $400–$900; if the unit's seal has failed, replacement is $1,200–$2,500 installed.
Wind damage. Lifted, creased or missing shingles on the slope that faced the wind. Patching a small area typically runs about $300–$800 for a few square feet of matched shingles, more if the underlayment tore. If the whole slope is creased, read the storm damage page before you call anyone.
Wall flashing at dormers and additions. Water runs down the siding and behind missing or short step flashing. Common on homes that had a room added over the garage.
How a roofer finds the leak
- A good roofer starts in the attic with a flashlight, looking for the water trail on the underside of the decking. Water travels along rafters, so the stain on the ceiling is rarely under the entry point.
- Next comes the roof above that spot, checking every penetration and flashing within about six feet.
- If it isn't obvious, the roofer runs a hose on sections of the roof in sequence while someone watches in the attic. It takes about 30 minutes and finds most leaks.
- You should get photos of the problem and a written price.
Expect roof repair services in Chesapeake to follow roughly that sequence. If a roofer quotes a leak without ever opening the attic hatch, ask why.
Repair or replace?
The roof repair Chesapeake, VA homeowners need most often is at one or two spots on a roof that has years left, and that's when a repair makes sense. It doesn't when the shingles are losing granules across the whole roof, when there are already two layers up there, or when soft decking turns up in more than one place — then a repair buys you a year and a replacement conversation anyway. The roof replacement page walks through that decision, and our post on repair versus replacement has the numbers. The same logic applies to residential roof repair on townhomes and rentals.
Gutters, decking and the parts around the roof
Gutters and the roof edge often need work at the same time — a gutter that has been overflowing for years rots the fascia and the first course of decking behind it. Rotted decking runs $90–$150 per sheet during a repair or re-roof, the fascia usually needs rebuilding with it, and the gutter side is a gutter contractor's job. If you have moisture in the attic without an obvious leak, read our post on roof leaks that are really condensation before you spend money on shingles.
What to check before you call
A few minutes of looking saves the roofer's visit from being a guessing game, and it helps you judge the quote that comes back.
- Note when it leaks. Every rain, only in wind from one direction, or only after a long nor'easter? A drip that shows up only in a northeast wind points to flashing or a gable vent, not worn shingles.
- Find the stain from the attic side if you can do it safely. Our post on finding a roof leak from inside shows how.
- Look at the roof from the ground with binoculars or your phone's zoom: lifted tabs, a dark gap where a shingle is missing, bent metal at a chimney or vent.
- Check the gutters for piles of granules or pieces of shingle.
- Find the year the roof went on. Closing papers, an old invoice or the city's permit records usually have it.
Hand all of that to the roofer up front. "Back slope, near the bathroom vent, only in heavy rain" gets everyone to the right spot faster than "there's a stain upstairs."
Comparing repair quotes
Repair quotes are short, so the details matter more. A good one names the spot, the cause and the fix — "replace cracked pipe boot on rear slope, re-lay surrounding shingles" rather than "fix leak, $650." Ask:
- What exactly failed, and can I see a photo of it?
- Is the fix new material — a new boot, new flashing — or sealant over the old part?
- If the decking is soft underneath, what is the per-sheet price?
- How long is the repair warranted, in writing?
- Is anything else on the roof close to failing that I should plan for?
Be wary of a quote that is mostly caulk. Sealant has its place on a nail head or a small gap, but it is not a flashing repair and rarely lasts more than a season or two in this sun.
Repair mistakes that cost more later
Waiting for dry weather to look. The water trail is easiest to find while it is wet. Take photos in the attic during or right after the rain.
Patching around the real problem. New shingles around a pipe boot that is still cracked will leak again in the same spot.
Roofing cement on chimney flashing. It hides the gap for a few months, then cracks as the brick and the metal move with the heat.
Ignoring the attic. Wet insulation holds water against the drywall and the top plates long after the roof is fixed. Pull it back and let it dry, or replace it.
Expecting a perfect color match. A patch on a 15-year-old roof will look a shade darker for a while. That fades; a leak doesn't.

How fast should a roof leak be fixed?
As soon as you can get a tarp or temporary patch on it — water that sits in decking and insulation does more damage every rain. If water is coming through a light fixture, turn off that breaker first. The permanent repair can wait for dry weather; the tarp shouldn't.
Can new shingles match an old roof?
Usually close enough that nobody notices from the street. Most Chesapeake roofs are one of a handful of architectural shingle lines in weathered wood, charcoal or pewter. A 20-year-old roof has faded, so a patch will look slightly darker for a season or two.
Will a roof repair hold up in a hurricane?
A properly done repair — new shingles sealed and nailed to spec, new flashing, ice-and-water membrane under it — is often stronger than the roof around it. No roofer can promise that the rest of a 22-year-old roof survives the same storm, and a good one will tell you honestly which situation you're in.
Is a roof repair covered by homeowners insurance?
Only when the damage is sudden — wind tearing off shingles, a limb through the deck. Wear and tear, cracked boots and old flashing count as maintenance. Get a repair price first and compare it with your deductible before you call your insurer.
How long does a typical roof repair take?
Most single-spot repairs — a boot, a few shingles, a skylight flashing kit — take one to three hours on site. Chimney flashing and valley re-lays can take most of a day. A wet roof or high wind pushes the start back, since a careful roofer won't work on a slick slope.
