What a Roof Replacement Costs in Chesapeake (2026)

Roofers in Hampton Roads quote by the square — 100 square feet of roof surface — and in 2026 an architectural shingle replacement in Chesapeake runs $450 to $800 per square installed. That's the number to anchor on. Everything else in this post is about how many squares your house has and what pushes you toward the top or bottom of that range.

These are typical ranges, not a quote. Every roof gets a written price after someone has walked it.

By house size

Roof area is bigger than floor area because of pitch and overhangs. A rough multiplier for a typical Chesapeake two-story with a 6/12 to 8/12 pitch is 1.3 to 1.5 times the footprint.

What's in the per-square price

A real roof replacement cost in Chesapeake includes:

  • Tear-off of the existing roof and disposal
  • Inspection of every sheet of decking
  • Synthetic underlayment over the whole deck
  • Ice-and-water membrane in valleys, around penetrations, and at the eaves
  • Class H (150 mph) wind-rated architectural shingles, six nails each
  • Starter strip at eaves and rakes, new drip edge
  • New pipe boots, new step and counter-flashing
  • Ridge vent
  • City of Chesapeake building permit
  • Cleanup with magnets for nails

If a quote at $400 a square doesn't list those, it isn't the same roof.

The six things that move the price

Pitch. Up to 6/12 is walkable. Past 8/12 the crew needs roof jacks and staging, which slows everything by a third. Steep roofs cost 10–20% more per square.

Layers. A second layer of shingles is heavier, takes longer to strip, and costs more to dump. Add $1,000–$2,500.

Decking. Plywood replacement runs $90–$150 per 4x8 sheet. On a well-kept roof it's zero to two sheets. On a 1980s Greenbrier house that has leaked at a valley for years, it can be eight or ten. Look for a per-sheet allowance on the quote, not "decking as needed."

Complexity. Every valley, dormer, chimney and skylight is flashing work that takes time. A plain gable roof is the cheapest roof to replace; a hip roof with three dormers and two skylights is the most expensive per square.

Access. A back slope over a pool cage or behind a fence line with no truck access means hand-carrying bundles. Adds a few hundred dollars.

Shingle grade. Standard architectural to a designer line or a Class 4 impact-rated shingle adds $30–$80 per square. In Chesapeake the upgrade worth paying for is wind rating, and Class H is already standard in a good quote.

What doesn't move it

Time of year. Prices are the same in January as in June; what changes is the wait. After a named storm, non-emergency replacements queue up for three to six weeks.

Your neighbor's price. A 2019 quote on a 20-square ranch is not a benchmark for your 32-square colonial in 2026. Shingle prices rose sharply between 2021 and 2023 and haven't come back down.

Paying for it

Insurance covers sudden wind damage, not age. If the roof was creased by a nor'easter, that's a claim; if it's bald from 24 years of sun, it's a purchase. Roof financing in Chesapeake through the manufacturer programs most roofers offer runs 12–60 months; a home equity line is usually cheaper on a $15,000 roof if you have the equity. Read the rate before the promotional period ends — the "no interest for 18 months" plans charge from day one if there's a balance at month 19.
