What a New Roof Costs in Coastal Virginia (2026)

Roofers in Hampton Roads quote by the square — 100 square feet of roof surface — and in 2026 an architectural shingle replacement in Chesapeake runs $450 to $800 per square installed. That's the number to anchor on. Everything else in this post is about how many squares your house has and what pushes you toward the top or bottom of that range.

These are typical ranges, not a quote. Every roof gets a written price after someone has walked it.

How much does a new roof cost in Virginia?

It depends a lot on where in the state you live. Labor rates, travel and local building requirements differ between Hampton Roads, Richmond and Northern Virginia, so a statewide average isn't much use when you're reading a quote. This post uses Chesapeake and Hampton Roads numbers, which is what a homeowner here will actually see. If you're elsewhere in Virginia, use the structure — squares, scope, the six price drivers below — and get local quotes for the dollar figures.

By house size

Roof area is bigger than floor area because of pitch and overhangs. A rough multiplier for a typical Chesapeake two-story with a 6/12 to 8/12 pitch is 1.3 to 1.5 times the footprint.

Typical ranges, not a quote.

What's in the per-square price

A real roof replacement cost in Chesapeake includes:

• Tear-off of the existing roof and disposal
• Inspection of every sheet of decking
• Synthetic underlayment over the whole deck
• Ice-and-water membrane in valleys, around penetrations, and at the eaves
• Class H (150 mph) wind-rated architectural shingles, six nails each
• Starter strip at eaves and rakes, new drip edge
• New pipe boots, new step and counter-flashing
• Ridge vent
• City building permit (confirm with the City of Chesapeake, and ask who pulls it)
• Cleanup with magnets for nails

If a quote at $400 a square doesn't list those, it isn't the same roof.

The six things that move the price

Pitch. Up to 6/12 is walkable. Past 8/12 the crew needs roof jacks and staging, which slows everything by a third. Steep roofs cost 10–20% more per square.

Layers. A second layer of shingles is heavier, takes longer to strip, and costs more to dump. Add $1,000–$2,500.

Decking. Plywood replacement runs $90–$150 per 4x8 sheet. On a well-kept roof it's zero to two sheets. On a 1980s Greenbrier house that has leaked at a valley for years, it can be eight or ten. Look for a per-sheet allowance on the quote, not "decking as needed."

Complexity. Every valley, dormer, chimney and skylight is flashing work that takes time. A plain gable roof is the cheapest roof to replace; a hip roof with three dormers and two skylights is the most expensive per square.

Access. A back slope over a pool cage or behind a fence line with no truck access means hand-carrying bundles. Adds a few hundred dollars.

Shingle grade. Standard architectural to a designer line or a Class 4 impact-rated shingle adds $30–$80 per square. In Chesapeake the upgrade worth paying for is wind rating, and Class H is already standard in a good quote.

What doesn't move it

Time of year. Prices are the same in January as in June; what changes is the wait. After a named storm, non-emergency replacements queue up for three to six weeks.

Your neighbor's price. A 2019 quote on a 20-square ranch is not a benchmark for your 32-square colonial in 2026. Shingle prices rose sharply between 2021 and 2023 and haven't come back down.

Paying for it

Insurance covers sudden wind damage, not age. If the roof was creased by a nor'easter, that's a claim; if it's bald from 24 years of sun, it's a purchase. Roof financing in Chesapeake through the manufacturer programs most roofers offer runs 12–60 months; a home equity line is usually cheaper on a $15,000 roof if you have the equity. Read the rate before the promotional period ends — the "no interest for 18 months" plans charge from day one if there's a balance at month 19.

A worked example

Here's how the math goes on a typical house. It's illustrative, not a quote.

• House: 2,000 sq ft two-story colonial in Deep Creek, simple hip roof, one chimney, three vent pipes
• Roof size: 26 squares, one layer
• Shingle: standard architectural, Class H
• Per-square range: $450–$800
• Base price: 26 × $450 = $11,700 at the low end; 26 × $800 = $20,800 at the high end
• Decking: three sheets found soft at $90–$150 each, or $270–$450

So the new roof lands somewhere between about $12,000 and $21,250, and where it falls depends on the pitch, access, the chimney flashing and the roofer's own pricing. Two well-written quotes on this house would likely sit within a couple of thousand dollars of each other.

Upgrades worth paying for, and ones that can wait

Worth it on most Chesapeake houses:

• Ice-and-water membrane at the eaves, if it isn't already in the quote
• A ridge vent and cleared soffits, if the attic isn't venting
• New flashing everywhere, not reused
• Replacing an old skylight while the roof is open, if it's near the end

Usually optional:

• Designer or luxury shingle lines. They look different, but a standard architectural line with a Class H rating is a solid roof here.
• Impact-rated shingles. Useful where hail is common, which it isn't in Chesapeake, unless your insurer offers a credit for them.
• Extended warranty packages. Read what they actually cover and who backs them before paying extra.

Price a repair first on a younger roof

If the roof is under about 15 years old and the problem is at one spot, ask for a repair price before a replacement price. Roof age and your insurance

Some insurers ask the age of the roof when they write or renew a policy, and a very old roof can affect coverage or price. A new roof won't necessarily lower your premium, but it's worth calling your agent after the job with the install date and the shingle's wind rating. Keep the invoice and the manufacturer's warranty paperwork where you can find them.

Common questions

How long does a roofing quote stay good?

Ask. Many roofers hold a price for around 30 days, and material prices can move after that. If you need longer to decide, ask whether the price can be held or what would change it.

Is it cheaper to replace a roof in winter?

Usually not in price, but scheduling can be easier outside the post-storm rush. Shingles need some warmth to seal, so ask how the roofer handles cold days.

Does a bigger house always mean a bigger roof bill?

Usually, but not always. A two-story house has a smaller roof than a ranch with the same living space, because the roof only covers the footprint. A sprawling one-story with a steep, cut-up roof can cost more than a taller house with a simple gable.
